Standard Guest Terms & Conditions
Operator / Property / Owner / Management: Beyul, Shigar (“Beyul”, “Hotel”, “we”, “us”)
Guest: Each person who books, stays, visits, or participates in any activity (“Guest”, “you”)
1) Contract structure, acceptance, and priority
1.1 Scope. These Terms govern all (a) accommodation stays (rooms, cottages, glamping/tents), (b) use of premises and facilities (including pond/lake), and (c) retreats and activities (including trekking and water activities).
1.2 Acceptance. You accept these Terms by making a booking, paying any amount, checking in, entering the premises, or participating in any activity. Acceptance may be electronic (e.g., WhatsApp/email/online confirmation).
1.3 Booking Details. Your booking confirmation, invoice, payment link, itinerary, or written message from Beyul that specifies the commercial variables (dates, unit type, headcount, rates, taxes, inclusions, payment schedule, cancellation/refund cut-offs, and any special conditions) is the “Booking Details”. Booking Details are incorporated by reference.
1.4 Priority. If there is a conflict: (a) Booking Details prevail on commercial items; (b) these Terms prevail on rules, risk allocation, liability limits, guest conduct, and dispute mechanics.
1.5 Group bookings. If you book for others, you warrant authority to bind them and you remain responsible for compliance by your party.
2) Definitions
Premises: all areas under Beyul’s control, including rooms/tents, common spaces, paths, parking, and the pond/lake area.
Activities: any trekking, hikes, yoga, breathwork, wellness sessions, water activities, bonfires, and any guided/arranged experiences.
Partners: third-party providers (guides, instructors, transport operators, equipment vendors).
3) Check-in/out, ID, Occupancy, Visitors
3.1 Standard times. Check-in 2:00 PM; check-out 12:00 PM (noon). Early/late requests are subject to availability and charges per Booking Details.
3.2 ID & registration. Adults must provide CNIC/passport and any details required by applicable law/regulation. Beyul may deny check-in if lawful requirements are not met.
3.3 Occupancy. Maximum occupancy is per Booking Details/unit rules. Exceeding occupancy may result in (a) extra charges, (b) denial of entry to additional persons, or (c) termination of stay where permitted by law.
3.4 Minors. Minors must be supervised by a parent/guardian at all times on the Premises, and particularly near water and during Activities.
3.5 Visitors. Non-resident visitors are only permitted with Beyul’s approval and require ID registration and time restrictions.
4) House Rules
4.1 No alcohol service. Beyul does not serve alcohol. Alcohol consumption on the Premises is prohibited.
4.2 No illegal drugs / weapons / unlawful acts. Any unlawful activity permits immediate removal and reporting to authorities.
4.3 Respect & nuisance. No harassment, violence, or conduct that disturbs other guests. Beyul may enforce quiet hours and reasonable rules.
4.4 Smoking. Smoking only in designated areas (if any). Smoking in non-smoking units may trigger cleaning/damage charges.
4.5 Safety compliance. You must follow staff instructions, signage, and safety briefs. Refusal is grounds for removal from an Activity (and, for serious breaches, from the Premises) to the extent permitted by law.
5) Outside Food
5.1 Permitted. Outside food is allowed.
5.2 Guest responsibility. You are solely responsible for sourcing, hygiene, storage, reheating, and safe consumption of outside food and beverages.
5.3 No liability for outside food. To the fullest extent permitted by law, Beyul is not liable for illness/allergy/harm arising from outside food/drinks.
5.4 Cooking & fire safety. No open flames, grills, gas cylinders, stoves, or heating appliances inside rooms/tents unless expressly provided/approved by Beyul.
5.5 Waste & wildlife. Food waste must be disposed of as directed. Improper disposal attracting pests/wildlife, may result in cleaning/pest-control charges.
6) Food Served by Beyul – allergens, cross-contamination
6.1 Disclosure duty. You must inform Beyul of allergies, dietary restrictions, and relevant medical conditions before ordering/consuming any food prepared by Beyul.
6.2 Cross-contamination. Kitchens may handle allergens (including nuts, dairy, gluten, eggs, and sesame). Allergen-free preparation cannot be guaranteed.
6.3 Risk acceptance. You accept ordinary risks of dining (including food sensitivity/illness) except where harm is directly caused by Beyul’s gross negligence or wilful misconduct.
7) Environmental Risks
7.1 Inherent risks. Baltistan and mountain settings can involve altitude effects, cold exposure, snow/ice, slippery surfaces, uneven ground, rockfall/landslide risk, wildlife, and delayed medical access. Utilities/road access may be disrupted.
7.2 Assumption of risk. You voluntarily assume these inherent/ordinary risks and agree to take reasonable precautions (appropriate footwear/clothing, hydration, rest, supervision of minors).
7.3 Medical readiness. You are responsible for your own medical fitness to travel/stay in such conditions.
8) Water Areas (on-premises)
8.1 No lifeguard. No lifeguard is on duty. Water depth, temperature, and bank stability may vary; surfaces may be slippery.
8.2 Strict supervision. Minors must be continuously supervised near water and kept within arm’s reach when appropriate.
8.3 Rules. No diving; no intoxication near water; comply with designated access points; life jackets and/or floatation devices may be required for any water activity.
8.4 Risk acceptance. You assume ordinary risks including slipping, hypothermia, drowning, and injury.
9) Glamping / Tents / Bonfires / Heaters (if applicable)
9.1 Inherent risks. Glamping involves uneven ground, wind/rain exposure, reduced insulation, insects/wildlife, and trip hazards.
9.2 Fire & heat. Bonfires/heaters/open flames only in designated areas under Beyul rules. Do not bring unapproved heaters or flammables into tents/units.
9.3 Equipment. Do not tamper with generators, electrical wiring, heaters, or safety equipment.
9.4 Guest responsibility. You are responsible for safe use of any amenities/equipment made available to you.
10) Retreats & Activities
10.1 Voluntary participation. Participation is voluntary and at your own risk.
10.2 Fitness & disclosure. You confirm you are medically fit and must disclose conditions that increase risk (cardiac/respiratory issues, asthma, epilepsy, pregnancy, recent surgery, serious injuries, severe anxiety/panic history) and relevant medications.
10.3 Not medical treatment. Wellness sessions (yoga/breathwork/meditation) are not medical advice or treatment. Stop immediately if you feel unwell.
10.4 Trekking/water risks. Risks include falls, sprains, altitude sickness, hypothermia, drowning, river currents, slippery rocks, and transport-related risks.
10.5 Mandatory instructions. You must follow all safety briefings and staff/guide instructions. Beyul may exclude you from any Activity for safety or non-compliance without refund to the extent permitted by law.
10.6 Third-party Partners. Some Activities may be provided by Partners. Partners are responsible for their services. Beyul is not liable for Partner's acts/omissions.
10.7 Insurance. You are strongly advised to have travel/medical/evacuation insurance suitable for Skardu and planned Activities.
11) Personal Property
11.1 Guest responsibility. You are responsible for safeguarding your belongings; do not leave valuables unattended.
11.2 Limited liability. To the fullest extent permitted by law, Beyul is not liable for loss/theft/damage to cash, jewellery, electronics, documents, luggage, vehicles, or contents.
11.3 Parking. Parking is at your own risk.
11.4 Lost & Found. Beyul may hold found items for a limited period and may require proof of ownership. Return shipping is at the Guest’s cost and risk.
12) Damage, Cleaning, and Extra Charges
12.1 Responsibility. You are liable for damage, missing items, stains, smoking-related cleaning, or excessive mess caused by you/your party.
12.2 Recovery. Beyul may charge reasonable repair/replacement and cleaning costs (and reasonable admin time), in accordance with the Booking Details and applicable law.
12.3 Security deposits. If any deposit applies, its amount and terms are stated in Booking Details.
13) Service interruptions & force majeure
13.1 No guarantee of uninterrupted services. Due to the region, power/heating/water pressure/internet/road access may be disrupted.
13.2 Force majeure. Beyul is not liable for failure/delay caused by events beyond reasonable control (weather, landslides, road closures, war, government orders, strikes, epidemics, utility failures).
13.3 Operational adjustments. Beyul may reasonably adjust itineraries/Activities for safety. Where refunds/credits apply, they follow Booking Details and Annexes.
Cancellation & Refund Framework
14) Accommodation Cancellation
14.1 The applicable refund tiers and cut-off windows are those stated in (a) Booking Details and/or (b) Annex A referenced in Booking Details.
14.2 How to cancel. Written notice via the official channel stated in Booking Details (email/WhatsApp). Cancellation is effective when acknowledged by Beyul.
14.3 Fees and deductions. Payment gateway/bank fees and any non-refundable third-party costs booked on your behalf may be deducted as stated in Booking Details/Annex A.
14.4 No-shows. No-show treatment is as per Booking Details/Annex A.
15) Retreat Cancellation
15.1 The retreat cancellation and refund tiers are those stated in Booking Details and/or Annex B referenced in Booking Details.
15.2 Non-recoverable costs. Non-recoverable Partner costs (permits, guides, transport, equipment) may be deducted where stated in Booking Details/Annex B.
15.3 Substitution (optional). If Booking Details allow transfer to a substitute participant, substitution terms will apply as stated.
Liability Terms
16) Assumption of Risk, Release, and Limitation
16.1 Assumption. You assume inherent/ordinary risks of travel, mountain terrain, water areas, glamping, and Activities described in these Terms.
16.2 Release. To the fullest extent permitted by law, you release Beyul, including but not limited to its owners, operators, management, employees, and partners, from claims arising from inherent/ordinary risks, except where directly caused by Beyul’s gross negligence or wilful misconduct.
16.3 Cap on liability. To the fullest extent permitted by law, Beyul’s aggregate liability relating to your booking/stay/retreat is limited to the total amount actually paid to Beyul (excluding taxes) for that booking/stay/retreat as stated in Booking Details.
16.4 No consequential loss. Beyul is not liable for indirect or consequential losses (loss of profit/opportunity), to the extent permitted by law.
16.5 Non-excludable rights. Nothing excludes liability that cannot be excluded under applicable law.
16.6 Emergency Medical Authorization & Financial Responsibility. In the event of illness, injury, or medical emergency during your stay at Beyul, including circumstances where you are unconscious or otherwise unable to provide consent, you expressly authorize Beyul and its representatives to arrange emergency medical care, evacuation, transportation, or rescue services on your behalf as deemed reasonably necessary.
This may include ground transport, hospital transfer, coordination with local authorities, or helicopter evacuation from remote terrain.
You acknowledge and agree that:
All costs associated with medical treatment, evacuation, rescue services, transportation, accommodation during recovery, or related logistics are your sole financial responsibility.
Beyul does not provide medical services and assumes no liability for the quality, timeliness, or outcome of any medical care, evacuation, or rescue services arranged.
You release and hold harmless Beyul, its owners, employees, contractors, and representatives from any claims arising from decisions made in good faith to secure emergency assistance.
You further confirm that you are responsible for maintaining comprehensive travel and medical insurance that covers emergency evacuation and high-altitude or remote rescue services within Pakistan.
17) Indemnity
You will indemnify Beyul including but not limited to its owners, operators, management, employees, and partners, against claims/losses arising from (a) your breach of these Terms, (b) your negligence/misconduct, or (c) injury/damage caused by you/your party, except to the extent caused by Beyul’s gross negligence or wilful misconduct.
General
18) Privacy, security, CCTV
18.1 Beyul may collect and retain guest data for booking, security, and legal compliance.
18.2 CCTV (if installed) may operate in common areas for security.
19) Governing law and jurisdiction
19.1 These Terms are governed by the laws of Pakistan and applicable regulations in Gilgit-Baltistan.
19.2 Courts at Islamabad shall have jurisdiction.
20) Miscellaneous
20.1 Severability. If any provision is invalid, the remaining provisions continue.
20.2 No waiver. Failure to enforce a provision is not a waiver.
20.3 Updates. Beyul may update these Terms; the version provided/linked at booking or check-in applies to that booking unless law requires otherwise.
20.4 Language. English controls; any translation is for convenience.

Annex A – Accommodation Cancellation Policy
A1. 50% refund if cancellation is made up to 60 days or more before check-in.
A2. 25% refund if cancellation is made between 30 and 59 days before check-in.
A3. No refund if cancellation is made less than 30 days before check-in, or for no-show, except as required by law.
A4. Deductions. Bank/payment charges and any expressly non-refundable third-party charges may be deducted.
A5. Refund method/timing. Refunds processed to original payment method within 7-10 business days, subject to bank timelines.
Annex B – Retreat Cancellation Policy
B1. 100% refund if cancellation is made up to 60 days or more before retreat start date.
B2. 50% refund if cancellation is made between 30 and 59 days before retreat start date.
B3. No refund if cancellation is made less than 30 days before retreat start date, or for no-show/partial attendance, except as required by law.
B4. Non-recoverable costs. Non-recoverable Partner costs (permits, guides, transport, equipment) may be deducted where applicable.
B5. Weather/safety changes. Beyul may adjust Activities/itinerary for safety. Refund/credit mechanics (if any) are as stated in Booking Details.
